Restaurants/Cafes
Mount Martha Village is full of local cafes, including South Beach Cafe by the water. Mornington's Main Street is 9 minutes away, with plenty of dining from casual coffee to long lunches by the harbour, and Martha Cove's marina restaurants are close by too.

Golf & Local Attractions
Visit The Briars (7 min) for its historic homestead, wildlife sanctuary and bushland walking trails. Mount Martha Public Golf Course and tennis courts are close by.

The Red Hill wine region is a scenic 16-minute drive. Try Ten Minutes by Tractor, Polperro, Port Phillip Estate, Montalto and Jackalope, then stop at Bass & Flinders Distillery for gin.

• Pet friendly for one small, non-shedding dog, subject to approval by the host. Please let us know about your dog when booking
• Any discounts given by LOCALA to guests cannot be redeemed for dates during "peak periods" unless otherwise specified, including the months of December and January as well as Victorian school holidays and Victorian public holidays throughout the year
• The wood log fireplace is not available for use from 1 December to 30 April
• Guests are welcome to bring their own firewood for the wood-fired pizza oven
• Additional mid-stay cleaning can be provided upon request
• A pool service team may attend the property during your stay for a regular clean and service (fortnightly over summer)
• This property follows Airbnb's strict no party and loud music policy. Guests will be evicted if they break this policy.
• The property has a noise-aware alarm which notifies the owner and guest if music is unreasonably loud
• This property is fitted with an external camera at the front door, which records movement and audio into and out of the home

Please note: Due to our high standard of holiday accommodation we do not accept schoolies, bucks/hens bookings, nor do we accept parties or events due to strict council regulations. This excludes family bookings travelling with children. PENALTIES WILL APPLY TO GUESTS.

Local laws: We strictly follow laws set by the Mornington Peninsula Shire for short term stays.
1. Outdoor areas including swimming pools, spas, outdoor decking and balconies are not to be used between 11.00pm to 7.00am.
2. Disturbances to neighbours including parties, loud music and yelling, heard at anytime, might lead to eviction and forfeiture of your bond.

For non-Airbnb bookings, we charge a $1500 bond which will be held and released 3-5 business days after checkout, subject to no identifiable loss or damage.
