* The pool is heated to 28 degrees Celsius when the insulated pool cover is on. In the freezing of winter, outside temperatures will naturally cause heat loss from the pool. This is different to a gas heated pool, which is able to maintain higher temperatures during colder weather.

Beaches
Rosebud beach is a very safe beach for children, with lots of sandbars at low tide. Weekend patrols on weekends and public holidays during summer are run by the Rosebud and McCrae Life Saving Clubs. The foreshore reserve has shaded picnic areas, a pier, barbecues, new beachside playground and skateboard park.

Restaurants/Cafes
There really is an endless array of eateries on the Mornington Peninsula. Within metres, you can walk to Baro Mediterranean, Spitfire, Banoi, The Rosebud Hotel and Milbri.

Supermarkets
You’re close to Rosebud Woolworths (600m), or Rosebud Coles (1.6km).

Wine Region
You’re in the heart of the Mornington Peninsula wine region, with some of the most popular wineries in the area being just minutes away, such as, Montalto, Polperro, Jackalope and Pt Leo Estate. If you’re looking for something a little stronger, try the local distilleries like Jetty Road Brewery, JimmyRums, Mock Red Hill or Bass and Flinders Distillery.

• The property has noise-aware alarms which notify the owner and guest if music is unreasonably loud
• This property is fitted with a doorbell camera, which is recording movements and audio into and out of the home front door

Please note: Due to our high standard of holiday accommodation we do not accept schoolies, bucks/hens bookings, nor do we accept parties or events due to strict council regulations. This excludes family bookings travelling with children. PENALTIES WILL APPLY TO GUESTS.

Local laws: We strictly follow laws set by the Mornington Peninsula Shire for short term stays.
1. Outdoor areas including swimming pools, spas, outdoor decking and balconies are not to be used between 11.00pm to 7.00am.
2. Disturbances to neighbours including parties, loud music and yelling, heard at anytime, might lead to eviction and forfeiture of your bond.

For non-Airbnb bookings, we charge a $750 bond which will be held and released 3-5 business days after checkout, subject to no identifiable loss or damage.
