• The property has a noise-aware alarm which notify the owner and guest if music is unreasonably loud
• This property is fitted with an external camera on the facade of the home/front door which is recording movements into and out of the home
• The fireplace is only in use from April 1 - Dec 1, during this winter time, included in the accommodation cost is firewood for one night (approximately 6/8 logs of wood). Guests will need to purchase further firewood as required
• Any discounts given by locala to guests cannot be redeemed for dates during "peak periods" unless otherwise specified, including the months of December and January as well as Victorian school holidays and Victorian public holidays throughout the year

Please note: Due to our high standard of holiday accommodation we do not accept schoolies, bucks/hens bookings, groups under 30 years of age, nor do we accept parties or events due to strict council regulations. This excludes family bookings travelling with children. PENALTIES WILL APPLY TO GUESTS.

Local laws: We strictly follow laws set by the Mornington Peninsula Shire for short term stays.
1. Outdoor areas including swimming pools, spas, outdoor decking and balconies are not to be used between 11.00pm to 7.00am.
2. Disturbances to neighbours including parties, loud music and yelling, heard at anytime, might lead to eviction and forfeiture of your bond.

Guests are required to complete a booking form.

Please note there are strictly no early check ins nor late check outs.

For non-Airbnb bookings, we charge a $1000 bond which will be held and released 3-5 business days after checkout, subject to no identifiable loss or damage.
